Greek Design|Build Delivers LEED Gold Cold Storage Facility in Mount Laurel, New Jersey
Greek Design|Build is proud to announce that 907 Pleasant Valley Ave., a 215,766-square-foot speculative cold storage facility in Mount Laurel, New Jersey, has achieved LEED Gold certification under the U.S. Green Building Council’s LEED v4 for Core & Shell rating system. The milestone follows the building’s completion earlier this year and marks one of the region’s few speculative cold storage projects to reach the Gold level.
Constructed by Greek Design|Build on behalf of specialized cold storage developer RL Cold and global asset manager BGO, the facility was designed for sustainability from the outset. Cold storage buildings carry some of the heaviest energy demands of any industrial product type, a challenge that makes Gold-level certification a rare achievement for the sector. The project earned strong marks across the certification’s energy, water, and materials categories, driven by an optimized building envelope, whole-project water use reduction, 100 percent LED lighting, low-emitting materials, and comprehensive construction waste management.

Earning LEED Gold at 907 Pleasant Valley Avenue proves that speculative cold storage can meet the highest sustainability standards without sacrificing flexibility or performance,” said Brett Mercer, Managing Partner of Greek Design|Build. The certification reflects more than efficient systems; it is the product of decisions made at every phase of the design-build process, beginning well before ground was broken in Mount Laurel.
At the center of the building’s sustainability profile is its CO2-based refrigeration system, a natural refrigerant alternative that significantly reduces the facility’s environmental footprint compared with conventional synthetic refrigerants. The building operates as an all-electric facility, eliminating gas-powered heating and cooling units to reduce both carbon emissions and operating costs. The system supports temperatures ranging from -10 to 55 degrees Fahrenheit across four variable-temperature compartments and 31,920 freezer pallet positions, allowing the building to serve high-volume tenants moving essential goods such as fresh food products and temperature-sensitive medications. Additional features include a dedicated USDA inspection area, 27 dock positions outfitted with sanitary dock pits, vertical dock levelers, vehicle truck restraints, and a 5,000-square-foot storage mezzanine.
The project has drawn industry recognition well beyond its certification. 907 Pleasant Valley Ave. won Mid Atlantic Real Estate Journal’s Best of 2025 and was named a finalist for both NAIOP’s 2025 Deal of the Year Award and the 2025 Construction Excellence Built by the Best Awards (CEBA).
The Gold designation adds to Greek Design|Build’s growing portfolio of LEED-certified industrial work, which includes five certified buildings at Linden Logistics Center in Linden, New Jersey. Together, these projects reflect the firm’s conviction that sustainability and industrial development go hand in hand, and that speculative product can be built to institutional environmental standards without compromising cost or schedule.
Developed on a speculative basis, the facility received its certificate of occupancy in early 2026. A lease has since been signed for half of the building, with the remaining space marketed for lease by JLL and available for immediate occupancy.
